30a Great Sutton Street is the refurbishment of an existing five floor building creating flexible CATA office accommodation. We are providing all mechanical and electrical services for the project including an initial survey of the existing services, with some being retained and those that no longer comply with current standards being replaced. This includes replacing all the condensing units throughout, hot and cold-water services with serving sanitary fittings to be isolated and stripped back to the riser. The two existing lifts will be fully refurbished with the smaller lift extended to serve the basement level.
Services include a new heating and cooling system throughout the building with multiple internal fan coil units on each floor, fibre optic internet connectivity, audio-visual entry system, secure key fob access, shower facilities, low energy LED lighting, fire detection and alarm system. New distribution pipework will be installed from the risers to each floor to serve bathrooms and kitchenettes. Supply and extract ventilation to the office space will be mechanically provided by heat recovery units located on each floor. A new building management system (BMS) will be designed and installed to control and monitor the mechanical services within the building. Exposed services allow generous floor to ceiling heights and column-free ceilings allow each floor to be filled with natural light.
